Asphalt for a Community That Grew Up Fast
Asphalt paving in Riverview has a lot of ground to cover, literally. Riverview grew from about 12,000 people in 2000 to 71,050 in 2010 and 107,396 in 2020, and its 38,926 housing units now spread across roughly 46 square miles of what was once ranch land, phosphate country and pine flatwoods along the Alafia River. Almost every one of those homes has an asphalt or concrete driveway, and many sit on private HOA streets. Much of that pavement is now 10 to 25 years old.
The pavement wave
When a whole area is built in a short time, its pavement ages together. Subdivision streets, driveways and amenity lots that went in during the 2000s building boom are reaching the point where hairline cracks open up, the surface fades and roughens, and soft spots form around storm inlets and along edges. Caught early, those problems are inexpensive to fix with crack sealing, sealcoating and spot repairs. Left alone through a few rainy seasons, they become potholes and failed base, and the fix becomes a much bigger project.
Rain and lightning season
Around Tampa Bay, close to 49 inches of rain falls in an average year, the bulk of it from late May into early October. August is the wettest month, averaging over 9 inches at Tampa International. The region is also known as the lightning capital of North America because of its summer afternoon storms. For paving, that means two things. Water is the main threat to asphalt here, so every driveway or lot has to shed it quickly. And summer work happens in the morning, with sealcoating saved for dry days.
Sandy ground, solid base
Much of central Florida's flatwoods is sandy soil that drains poorly when the water table is high. Myakka, Florida's official state soil, is typical of these flatwoods, and the USDA notes its water table rises to within a foot and a half of the surface for one to four months most years. Sand under a thin driveway shifts when it is saturated. We build on a compacted base of crushed stone or limerock, sized for what will drive and park on it. For homes, HomeGuide's standard section is two or three inches of mat over six to eight inches of stone.
HOAs and approvals
A large share of Riverview homes are in communities with architectural rules. Before you widen a driveway, add a parking pad or change materials, your HOA will likely want plans. We measure, draw the layout, list the materials and give you what you need to submit. For associations, we survey community streets and lots and lay out a maintenance plan with costs by year.
Unincorporated Hillsborough
Riverview is not a city; it is an unincorporated community, so Hillsborough County is the authority for right-of-way questions. If your project reaches the street or the apron, we confirm what the county needs for your address before anything is scheduled.

Common Questions
What does a new asphalt driveway cost in Riverview?
Going by HomeGuide's national data, figure $5-$12+ per square foot: about $2,000-$4,800 at 400 square feet, $5,000-$12,000 at 1,000. Removal, base work and widening add to that. We give a written price after visiting.
Asphalt or pavers for my driveway?
Pavers are popular in newer Riverview neighborhoods and look great, but they usually cost more to install. Asphalt costs less, goes in faster and can be resurfaced when it wears. Many HOAs allow either; check your community's rules first.
My HOA streets are cracking. What should the board do?
Start with a condition survey. Most streets in their first 15 to 20 years need crack sealing, spot repairs and sealcoating, not reconstruction. We map the problem areas and give the board a prioritized plan with costs.
When is the best time of year to pave or seal?
Paving can be done year-round, with summer jobs started early in the day. Sealcoating needs dry weather, so the drier months from October through May are easiest.
Do I need a county permit to replace my driveway?
Work that reaches the county right-of-way, such as the apron at the street, may need county approval. Whatever the county asks for at your address becomes part of the schedule.
How long does asphalt last in Florida?
With a good install and upkeep, HomeGuide expects 15 to 30 years. In this climate, drainage and regular sealing make the biggest difference.
Can you repair the asphalt around our storm drain?
Yes. Asphalt around inlets often settles and breaks up as water softens the base. We cut out the damaged area, rebuild the base and repave so water flows into the inlet instead of ponding beside it.
Communities We Serve
We are based in Riverview and work across South and East Hillsborough: Brandon, Valrico, Bloomingdale, FishHawk, Lithia, Seffner, Mango and Plant City to the north and east; Progress Village, Palm River-Clair Mel and Gibsonton toward Tampa; and Apollo Beach, Ruskin, Sun City Center, Wimauma, Balm and Dover to the south and east. Ground conditions change across that area. Coastal communities like Apollo Beach and Ruskin sit only a few feet above sea level, while Valrico, Lithia and Plant City sit 100 feet or more. Most of these communities are unincorporated and fall under the county; Plant City and Tampa run their own permits. Each town page covers what we see there.
